Terms & Conditions
This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
Booking

Bookings are only accepted from persons eighteen years of age.

At the time of booking there is an £80 refundable damage deposit.
Payment
-
We accept all major credit/debit cards on our website via Paypal.

You can pay the remainder of your bill on arrival or Check out.
Cancellation
-
All cancellations must be notified by phone or email.

We will not cancel your booking except in exceptional circumstances beyond our control - (COVID - 19). Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday.

Our liability for cancellation will be limited to payments made to us.
Arrival and Departure

We will show you to the cottage or direct you there.

Check-in is from 3 pm onwards.

Check out is at 11 am.
Damage Deposit
-
In making a booking, you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to compensate us in full for any loss that we may incur as a result. A security deposit of £80 is required and will be returned on the day of check out.

Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Care of the Property

Please do not move any furniture from one room to another.

Please remove shoes before entering the house.
-
Please lock the doors and close the windows when you leave the property unoccupied.
-
Please make sure you switch off lights, heating, or any electrical appliances when you go out – we’re an eco-friendly holiday home.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may in no circumstance re-let or sublet the property, even free of charge.
-
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool.

The owners are not responsible for the loss of any personal belongings or valuables of the guest.
-
All inventory must remain in the property and not be taken to another property.
Use of the Property
-
No parties or events – the maximum number of persons using the accommodation at any time must not exceed (6 persons), and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and refund in case of a breach of this condition.
Hot-Tub
-
Please avoid using glass or sharp objects near the hot tub.

Guests must shower before entering the water to rinse off creams and makeup.

Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

No children under the age of 5 are permitted to use the hot tub.
-
Children under 16 should be supervised at all times by an adult.
-
Plastic glasses only in the hot tub. Plastic glasses are provided in the cottage.

The hot tub chlorine levels will be checked daily by a member of staff throughout your stay.
-
Please do not adjust the temperature on the hot tub.
Safety

Follow the UK 'Country Code' at all times

Keep the main gate to the cottage shut at all times.

Do not enter any of the Farm Sheds.

Stick to dirt track roads and footpaths only.
-
Beware of machinery and livestock at all times.
-
Children must be supervised at all times.
-
Always close gates behind you.
-
No touching of any livestock or Farm machinery at any point.
-
Take personal responsibility for your own actions.
-
Respect people's privacy and peace of mind.

Help land managers and others to work safely and effectively.

Care for your environment.

Fire Risk

Candles are not allowed inside the house.

Please take care when using the wood-burning stove.

Please use the fire extinguisher provided for small kitchen fires.

In the unlikely event of a fire, leave all your belongings behind, safely exit the building through the available doors and call 999.
Security
-
Please always lock the doors and windows when you leave the property.
-
Security is your responsibility at all times; however, in the unlikely event of some criminal activity call the police or alert the owners of a breach in security.
Smoking
-
Smoking is not permitted inside the cottage - please use the ashtray provided outside at the back of the cottage.
Cleaning of the Cottage

Cleaning will be before arrival and after check out for every party of guests. If you require cleaning during your stay, please let us know - it is an additional £10.

For Covid -19 protocol we have antibacterial hand sanitiser at the main and back doors for your use. There are also surface wipes provided for you to use regularly to keep everyone extra safe.
Linen/Towels

Towels, bathrobes & slippers are provided along with bed linen. If you request a change at any time, please do let us know and we will supply fresh ones. Please do not take any bed linen, towels or bathrobes with you when you check out. We will charge you for the ones we have to replace. Thank you.
Complaints and Difficulties

Pets
-
1 Well-behaved dog is allowed in the property with prior notification. Pets must not be allowed on any of the furniture and must not be left unattended in the properties at any time. Please clean up after your dogs both inside and out. There is a gate at the property. However, it is your responsibility to ensure that the gates are closed.
Privacy

Your details are for our use only, we do not send out mail, and we will not pass your details on to any other party for any reason.

During your stay, you have total privacy at the cottage.
Check out

If any of the terms and conditions have been breached or severe damage to the property has occurred, we will bill you for any work that has to be done and your damage deposit will not be refunded. Thank you.

Check out is at 11 am - please make sure the cottage is how you found it and put the keys back in the security box at the front door. Thank you.
